In partnership with Pillar Real Estate Advisors, Global Food Properties is pleased to present a high-velocity frozen production plant in highly desirable Southeastern Pennsylvania. Designed, built, and occupied exclusively for frozen food production, the 134,010 SF facility provides immediate capacity for refrigerated or frozen food manufacturing at a fraction of new construction pricing.

Production Infrastructure

Products produced in high-volume include frozen foods, pouches of infant and baby foods, and cold-pressed juice. Relevant manufacturing infrastructure includes an ammonia refrigeration system with nine (9) compressors totaling 2,700 HP, three (3) spiral freezers, 11,900 SF of -20F capable frozen storage, and nearly 58,000 SF of refrigerated production space; bulk dry ingredient storage with three (3) silos; piping for compressed air; two (2) gas-fired boilers providing process steam and sanitary hot water; and elevated utilities including a 3” gas line at 5 psi, 3” and 4” water mains, and 3600 kw power.

Construction & Finishes

While too numerous to catalog fully, finishes include acid-resistant tile and floors, sealed, sloped, and drained; effluent capture with solids removal; insulated panel walls, with dropped ceilings (partial) and double-tee concrete decks; employee welfare areas to accommodate over 190 team members per shift; wet sprinkler coverage of plant and offices; and nine (9) truck docks, with a refrigerated shipping vestibule and ample external truck staging and storage.

Food Safety & Security

The plant conformed to the highest global/FSMA mandated food safety and security standards. Third-party audits included USDA, SQF II, HACCP, GMP and rigorous customer reviews. Additionally, the 9.70 acre site is fully-fenced, with four (4) gated access points, one with a guard station. Internal support included QA / QC lab areas, air curtains, extensive stainless finishes, and tight-sealing rapid roll doors.
